The architect for Victoria Place is Solomon Cordwell Buenz who is no stranger to building luxury residences in Honolulu and Ward Village. Their previous work includes Park Lane Ala Moana, Anaha, and One Ala Moana. The landscape architect for the project is Vita Planning and Landscape Architecture out of San Rafael, California, who’s already well known in the Hawaiian Islands for their work at Kukio on the Big Island. Vita will also be designing Victoria Ward Park and Kalae so you can be sure that the landscape design will add to the overall experience in that part of the neighborhood. Just to the west of Victoria Place, on the ocean side of Victoria Ward Park, Howard Hughes in a joint venture with the Department of Transportation, is constructing an elevated walkway over Ala Moana blvd.

Features of the Residences

The Lauhala Pool House offers an amazing space for entertaining with its own private pool and chef’s kitchen.  This unique amenity does have a reservation fee but it can host anything from an intimate dinner party to a small wedding all within a private area that feels like an extension of a living room, dining room, lanai and grassy yard with inground pool.  One of the most unique spaces in a new condominium development.  A feature for residents that I find quite attractive is the wine room which is a great space to host a private wine tasting or just gather with a few friends to talk story and enjoy a few glasses in a rustic atmosphere.  Wine storage lockers are available for a nominal monthly rental fee.

Life at Victoria Place

The mix of owners at Victoria Place will be diverse. The majority of units will be second and third homeowners that visit once or twice throughout the year. Based on other ultra-luxury projects, you can expect roughly 30% of the units to be owner-occupied with a 10% – 20% used as a rental. With so few full-time residents, the building is very quiet and peaceful on most days. You can go to the fitness center, pool, and with this building, the spa, and likely have the entire place to yourself. The busy season when most owners are in town are during the Christmas time and spring break/summer months.

Victoria Place Rentals

The absolute best time to secure a rental in any luxury building is right at completion and Victoria Place is no different. Rental units are typically marketed right at completion (you’re not allowed to advertise prior to closing) and that is also the time where there is the most amount of inventory on the market. The more inventory there is, the more power you have as a potential tenant. Rental rates will vary greatly from the number of beds/baths to the size of the unit, view direction, and floor height.

One-bedrooms units will range from $4500 – $6500 per month. (The 08 stack is a very large one-bed (946 sqft) and comes with a den/office). The two-bedroom units will range from $5500 – $8000+. The three-bedroom with prime ocean/Diamond Head views, could rent for $10,000+.
